Challenge

Part of a warehouse built in the early 1920’s. The client purchased the space for use as a function center and a meeting place for the Rhodian Brotherhood of Melbourne. The space was worn out and in definite need of a face lift. The floors were in disrepair, the roof trusses had no capacity for additional load, site access was very restricted and documentation was minimal.

Solution

Structurally we installed large steel beams to span to existing columns. These beams supported an acoustic ceiling to assist in the restriction of noise break out to surrounding properties. To allow for additional space Reliance constructed a mezzanine floor incorporating toilets, a bar and office space. The ground floor is a large open area again with toilets a large commercial kitchen and bar area. One of the features of the project is the exposed spiral duct work the supplies cooling to the space. Concrete floors were repaired and polished. Disabled access was made possible by the installation of a lift in the entrance foyer. Reliance worked closely with the interior designer, structural engineer and services consultants to handover a well appointed functional space.
